APPROVAL PROCESS - Credit - This is NOT a major concern and we do not pull credit reports. Landlord Reference/Rental History - this is the most important item in our application process. Getting a reference from your prior landlord is preferred and will expedite the application process. We are looking for residents who pay on time and will take care of the property. Income MARKET PAYING RESIDENTS : Income to meet or exceed at least 3 times the monthly rent. Proof of income is required so that we can confirm that you have enough income to support the monthly payments. Evictions/Landlord Judgements - Prior evictions and landlord related judgements will make the approval process more difficult. Owner prefers a 2 year lease.
